If you're considering selling your house or planning to list the property in the near future use some of this helpful advice about making your property as appealing as it can be so it will sell faster and for a fair market price.

Getting a House Ready to Sell Curb Appeal

Real estate agents we know tell us that enhancing a lawn or landscape is a top priority for getting a house ready to sell because it’s difficult to get prospective buyers out of the car if they don't like what they see outside a house. Keep the lawn and garden trimmed and manicured with the lawn mowed, trees and shrubs trimmed and the garden beds edged and mulched. Invest in a new doormat and planter of flowers. Don’t forget to keep them watered. Remove any garbage or debris so the yard if free of scrap materials. Change bulbs in exterior lights especially at the front and back door and garage.

Create an Inviting Interior

Don’t waste your time or a realtor’s without first getting rid of the excessive stuff of everyday life. Put toys in a container, Remove piles of papers, magazines and books on shelves and remove extra furniture. Declutter all clothes, linen and storage closets so there’s some open space on shelving and clothes hangers are not jammed together. (This is not a trivial task).

Make the house sparkle. Wash all the windows, including patio sliding doors. Put new light bulbs in all fixtures and clean and vacuum all floors and carpeting. In the kitchen clean all appliances, countertops, and kitchen cabinets, inside and out. In the bathroom clean all the fixtures - toilet, bathtub, shower - and vanity cabinet. Make sure the tile grout is clean and remove any mineral deposits on the showerhead.

Take a shop vacuum to the basement and garage and remove dust, dirt, and spider webs in rafters and on the walls and floor. In the attic straighten and organize stored items and replace light fixtures so they’re in working order.
